Seller's Checklist
Please review and prepare the following items before your closing appointment.
Attendance
It is imperative that all parties attend the closing. Contact our office immediately if this presents a problem.
Mortgage Payoff Information
Provide lender names, loan numbers, and telephone numbers for all current mortgages. Freeze home equity accounts and authorize obtaining payoff statements. This information is needed quickly as lenders require significant advance written notice.
Condominium Lien Release
For condominiums, obtain a statement from the condo association showing monthly condo fees, assessments, and whether payments are current.
Mobile Homes
Contact the park owner for a statement showing monthly park fees and current payment status. The park owner must consent to the sale, approve buyers, and sign the new deed.
Deed Preparation
Sellers are responsible for providing the deed. Our office can prepare it for a fee included in closing costs. If someone else prepares the deed, provide it one week before closing for review.
Tax Bill
Provide a paid receipt for the most recent bill or send the unpaid bill for payment at closing.
Water/Wastewater Bills
Arrange a final reading if applicable and send the final bill for payment at closing.
Occupancy Certificate
Required for new construction properties.
Photo Identification
Each seller needs to bring a valid driver's license to the Closing for notary purposes.
